It's clearly old, a gross color and it never really looks clean. If it weren't for the tax bill, I'd say it's time for a home improvement.

Yes. Our tile is ugly too. Yours is subtle compared to our big pink and white tiles. EVERY time I enter my bathroom I cringe. Maybe the answer is to avoid looking down...did I mention our time goes all the way up the walls as well?
